Job Description

The Senior Maintenance Technician (Controls) is responsible for maintaining and operating the buildings mechanical and utility systems including the Building Management System (BMS), sensor calibrations, maintenance of all hardware and software of all MEP systems control. This role checks operations of all installed machinery and safety equipment, as well as inspects areas of buildings to ensure personnel and patient protection (fire, safety, and security) and recommends corrective actions. The Senior Maintenance Technician also makes emergency repair of equipment, or apparatus as required; installs inspects, maintains and repairs mechanical and fixed equipment as directed, as well as carries out preventive maintenance programs. Applies applicable codes and regulations to maintain a safe environment. Assists in defining specifications for replacements, upgrades and renovations. Makes recommendations for improved service and reliability.

In general, the Senior Maintenance Technician:
1) Assists in major and minor utility shut down requested by various departments, outside contractors, and in-house shops.
2) Complies with all hospital standards and policies with a focus on safety, license requirements, attendance, and training.
3) Installs new or replacement machinery, equipment, and fixture following applicable buildling codes.
4) Maintains and repairs various equipment used in the hospitals, which include kitchen equipment, facility equipment.
5) Operates various machine tools. (Lathe, drill press, power saw, hydraulic press, etc.)
6) Performs routine inspections of building facility equipment, noting deficiencies, and initiates repairs. Responds to customer requests to address facility deficiencies.
7) Performs welding, brazing, and soldering in accordance with recognized and accepted standards and practices.
8) Assists staff with trouble-shooting and necessary repairs as well as installation of facility equipment.
9) Responsible for carrying out preventive maintenance and performing repairs.
10) Responsible for recording equipment conditions and malfunction reporting to the Supervisor.
11) Transports various supplies, parts, and building materials and delivers to appropriate locations as required.
12) Monitors and inspects equipment for proper operations and reports all deficiencies to the Supervisor.
13) Lubricates and cleans all rotating equipment such as pumps, motors, valves, to ensure that they are maintained in good condition.
14) Tracks all work performed through Maximo including close out of service requests and associated hours.
15) Follows all Hospital safety regulations and procedures.
16) Maintains a safe and clean work environment at all times.
17) Makes recommendations for improved service, reliability, safety, reviews and/or recommends specifications for new equipment or systems.
18) Provides guidance to/trains other personnel on equipment operation (e.g. use of equipment/operations; may be responsible for oversight of administrative responsibilities for area). Assists in developing processes/procedures.
19) Diagnoses system malfunctions on equipment and directs corrective action.
20) Assists in planning and coordination for installation upgrades and maintenance.
21) May be responsible for maintaining adequate levels of supplies or function-specific records.
22) Performs inspections, repairs and maintenance of building equipment and other facilities systems.
23) Ensures all applicable codes and regulations are enforced.
24) Programs and maintains control system hardware and software including HVAC Building Management Systems, Fire Life Safety Support Systems controls, lighting controls, security access control, security cameras, irrigation, and other systems
25) Implements best practices, tools and methods for maintenance and calibration of sensors and equipment.
26) Installs, programs, and commissions new equipment as required.
27) Completes all service requests using Maximo
28) Follows all Hospital safety regulations and procedures.
29) Maintains a safe and clean work environment at all times.
30) Maintains adequate levels of spare parts and order equipment under direction of the Supervisor.
31) Maintains electronic inspection and preventive maintenance records including daily service reports in accordance with regulations.
32) Mentors the facility maintenance staff in system controls and trouble-shooting.

Qualifications

Education
· High School Diploma or GED

Experience
· 6+ yrs of progressively responsible and directly related work experience
· Journey-level proficiency in HVAC and Electrical
· 6+ years in facilities maintenance experience working with Johnson Controls Metasys Building Automation (BAS) Software
· Experience in Automated Logic Controls (ALC) or Siemens APOGEE building automation system is a plus.
· Experience with Cisco LAN switches, Microsoft Network Programming, SQL Database is a plus.

License/Certifications
· CDL CA Driver's License
· Completion of an accredited HVAC program
· EPA Universal Certification is a plus

· Ability to repair, test, diagnose and troubleshoot any control problems.
· Ability to program METASYS system and generate reports.
· Knowledge of electrical and electronic theory and practices.
· Knowledge of NFPA regulations, National Electric Code, OSHA requirements, general work safety procedures, and other applicable regulations
PHYSICAL REQUIREMENTS/WORKING CONDITIONS

· Ability to lift 40 lbs.
· Ability to work on ladders safely.
· Moderately strenuous, requiring bending, lifting, stretching, squatting and climbing, as well as sedentary involving use of computer, telephone, and standard office equipment.
